The Construction Manager At-Risk delivery model (CMR) engages the Construction Manager very early on in the design phase to partner with the Owner and Architect on all required aspects including estimating, scheduling, and constructability. The CMR delivers the GMP (guaranteed maximum price) between 50 and 75% construction documents. The CMR assumes all risk in constructing the project including procuring all required subcontracts while managing both the budget and schedule.
